The price of housing ends 2025 with an increase of 13% and sets a historical record of €2,230/m2.

At the end of 2025, the cost of housing increased by 13.1%, reaching 2,230 euros per square metre. This is the highest value recorded in the Property Valuation Statistics of the Ministry of Housing and Urban Agenda, which began in 1995. The estimated value of housing surpassed 2,000 euros per square metre in all quarters of the previous year, exceeding prices from the peak of the real estate market. The increases were more pronounced as the year progressed. In the first quarter, the increase was 8.9%; in the second, 10.4%; in the third, 12.1%; and by the end of the year, 13.1%. Compared to prices in 2014 (1,455.8 euros/m2), its value increased by 53% by the end of 2025. This occurs in an environment of housing scarcity that meets demand, which puts pressure on prices and complicates access for a part of the population, particularly for young people. To produce this statistic, the Ministry relies on data from valuation reports provided by appraisal companies that are part of the Spanish Association of Value Analysis.
