The Euribor has ended the year 2025 with a decrease compared to the previous year, which reduces the payments on variable rate mortgages that adjust annually. In December, it recorded its fifth consecutive month of increases, closing the year with an average rate of 2.256%. The most common index in Spain for determining variable interest rate mortgages has reached its highest monthly level since March. Throughout the year, the index has decreased by 0.18 points, given that in December 2024 the average rate was 2.436%. This decrease will provide some relief to those with mortgages, as the majority of loans in Spain, which are reviewed annually, will continue to become cheaper, albeit to a lesser extent than in previous months. For an average mortgage of approximately 150,000 euros over 25 years, with an interest rate of 1% over the Euribor, annual savings of around 150 euros can be expected. In the case of a loan with the same conditions but for an amount of 300,000 euros, the savings could reach 25 euros per month, equivalent to about 300 euros annually.
The Euribor rises in December to 2.256%, but falls over the year and continues to make mortgages cheaper.
